Management and Maintenance Schedule

Guidance

1. ROOF INSPECTION

A. GENEREL

In the event of damage, prompt repairs may be necessary. Meanwhile, a long-term assessment of the damage and its repairs should always be made. Every inspection on the roof should include reviewing how the roof is to be checked for unwanted vegetation. Unwanted vegetation is removed, including its roots. Large amounts of leaves are removed, together with any foreign bodies such as stones, glass, nails, New Year rockets and the like.

Water tanks and caps are inspected and missing leaf grates and top pieces are replaced. Gutters and internal drains are inspected/cleaned.

The roof inspection is carried out in March/April

B. SEDUM PLANTS

The growth layer is inspected for physical damage, unusual plant growth and wear and tear.

An assessment is made how the deterioration is due to foot traffic, chemical waste products, pests or other causes.

During the annual inspection, look for holes in the growth medium, and close them. Birds/animals or foot traffic may move material and create holes in the growth layer. These must be levelled/filled.

Snow on the roof is only a weight problem and should only be removed if there is a risk to the underlying construction.

Salt/urea or similar products are NOT to be used.

The sedum plants adjust their numbers over time. On the day of installation there will be 10-12 different types of sedum per planter. Depending on the effects of wind, salt and shade, the number of types will fall to 7-10 in the first year and stabilise.

C. ROOF DRAINAGE INSTALLATION

General maintenance:
Roof tanks must be inspected.

The inspection must be carried out at least once a year.

2. MAINTENANCE

A. REPAIRING – THE GROWTH LAYER

Lesser blemishes where plant growth is lacking are repaired by moving plant material from another place to the blemish. In the case of more significant repairs, it may be necessary to replace the module. Consulting Nature Impact A/S is recommended.

B. IMPROVING – THE GROWING MEDIUM

When holes are found in the growing medium during the annual inspection, these must be levelled/filled with growing medium from Nature Impact A/S.

C. ROOF DRAINAGE INSTALLATION

General maintenance: Annual inspection of roof tanks.

Cleaning as follows: When cleaning roof tanks, the leaf grate is dismantled and the roof tanks are cleaned carefully of various foreign bodies, such as leaves, twigs, small stones and anything else, so that the outflow is completely clear of filth.

The leaf gate must be reinstalled.

The leaf gate is pushed carefully into place in the drain bowl not to be removed.

The inspection should be carried out a minimum of once a year.

3. FERTILISING

The roof should be fertilised with slow-acting fertiliser, such as Multicote with a 6-month effect. In the case of incorrect fertilisation washing away of the fertiliser and damage to the vegetation may occur.

Quantities:

 Multicote 18-9-10+2MgO, 40 g/m2.

Application is best done by a hand-held spreader which ensures a uniform application.

In order to maintain the best living conditions for plants, it is recommended to fertilise twice a year on roofs in areas near the coast and south-facing roofs with a pitch of more than 14 degrees. In the case of fertilisation twice in August/September it is recommended only to use NPK fertiliser as shown above.

Quantities:

 NPK 14-3-15, 40 g/m2.

Fertiliser should be applied a minimum of once a year, the first time in March/April.
